What most Melbourne cleaners charge extra for
Compare a few quotes and you’ll notice how much sits outside the advertised price. All of this is included in ours:
- Carpet steam cleaning, throughout the property rather than per room
- Wall spot cleaning
- Windows inside, including sills and tracks
- Ground floor windows outside, where they can be reached safely
- Blinds
- Every bathroom, including ensuites and powder rooms
- Balconies, courtyards and garages
- All cleaning products and equipment
The price we quote you is the price you pay.
What we don’t clean (and why you don’t need us to)
Our exclusions are about our team’s safety, and they’re beyond your obligations for the same reason. We don’t clean ceiling fans or light fittings that can’t be reached safely, or the outside of upper-level windows or exterior glass that’s hard to get to. Cleaning at heights is considered maintenance by Consumer Affairs Victoria, so they’re the landlord’s responsibility, not yours.
What an end-of-lease clean costs
We price end-of-lease cleans as one figure for the whole job, agreed before we start. No hourly rate, no watching the clock, and no bill that grows while you’re not there to control it.
Here’s what to expect, based on the Melbourne rentals we’ve cleaned since 2017.
| Home size | Bathrooms | Estimated price |
|---|---|---|
| Studio | 1 | $350–420 |
| 1 bedroom | 1 | $420–500 |
| 2 bedrooms | 1 | $520–620 |
| 3 bedrooms | 2 | $650–800 |
| 4+ bedrooms | 2 | From $850 |
All prices include GST. Estimates assume an unfurnished property in average condition, cleared of belongings and rubbish, with carpet steam cleaning included throughout.
Send us a video, get a fixed price
Most cleaners quote from a form, then reserve the right to change the price when they turn up. We’d rather see the place first.
Record a walkthrough video of the property and send it to us. Include a voiceover or text with what we need to know – like whether the furniture will stay or go. We’ll come back to you within 24 hours with one price for the whole job and no disclaimers we can hide behind.
What to film
- Every room – capture each room corner to corner, top to bottom
- The stove top and oven, inside and out
- The shower, the bath and the grout
- Inside the cupboards and wardrobes
- The windows, their tracks and blinds
- The balcony, courtyard or garage
- Items you’re leaving behind, like for a furnished rental
- Anything you’d like delivered elsewhere or taken to the council tip, like mattresses or hard rubbish
- Anything you’re worried about
Or text it to us on 0450 310 327.
After the clean
You’ll see how we left it
Our cleaners will send you photos of the property when they’ve finished the job so you can settle into your new home without stress. It saves you a trip back and acts as your own dated record in the unlikely event something is queried later.
It’s a small thing that saves a lot of second-guessing.
If your agent comes back with something
Real estate agents occasionally query something after a final inspection, and most of the time it’s small. Let us know within seven days and we’ll come back and put it right, at no extra charge.
Your price doesn’t change because your agent had a second look.
How your clean works
1. Get your price.
Send us a walkthrough video of your place, and we’ll come back with one price for the whole job.
2. Lock in your date.
We confirm your booking and work out with you how we’ll get access on the day.
3. We clean.
Everything on the list above, in one visit, with our own products and equipment.
4. You get the photos.
And, if you’d like, we’ll drop the keys back to your agent so you don’t have to.
Move and clean with the same team
We’ll move your belongings in one day, then go back and clean the next so your final inspection can happen sooner, and your double-rent days are limited. We can even drop the keys back to your real estate agent’s office when the job’s done, to save you another trip.
You can make your move even easier by booking in for our packing and unpacking service too.
What our customers say
We will definitely be using Their services in Nov for the second move
I would definitely recommend this family company to anybody that wants good, trustworthy , reliable, listens to your needs, and friendly service to anyone that needs moving.
Thank you Host Movers and I will definitely use your services again ♥️ 100%
The move was smooth from start to finish, and nothing felt rushed. If you’re looking for reliable removalists in Berwick or Cranbourne North, or need packing and moving services, I’d happily recommend these guys. Friendly team, fair pricing, and genuinely good service.
Cleaning homes across Melbourne
We cover the Melbourne metropolitan area, from the CBD out to the western and south-eastern growth corridors. That takes in the inner suburbs, the north, the east and the south-east – Carlton, Richmond, St Kilda, Brunswick, Essendon, Footscray, Port Melbourne, Williamstown, Point Cook and everywhere in between.
We run from depots in Melbourne’s CBD and Truganina, so we’re rarely far from wherever you’re moving.
All your Melbourne end-of-lease cleaning questions answered
Yes. Bond cleaning, vacate cleaning and move-out cleaning all describe the same job – getting a rental property ready for the final inspection. What differs is what different companies include in the price, so it’s worth checking that before you compare quotes.
It depends on the size of the property and the condition it’s in. We publish estimates by home size, and every figure includes carpet steam cleaning, so you’re comparing the cost of the whole job rather than a starting point. For an exact number, send us a video walkthrough and we’ll price it properly.
No. Once we’ve quoted you, that’s your price. It only changes if you ask us to do something we didn’t quote for that wasn’t obviously called out in your video walkthrough, like a second fridge or a garage full of rubbish. We’ll talk to you about any changes to time and price before we start.
You need to leave the property “reasonably clean”. Consumer Affairs Victoria defines that as free of marks, dirt, cobwebs, stains and dust, where more cleaning wouldn’t improve it – measured against average community standards rather than a display home. Your property is compared against the entry condition report you signed, and you can’t be required to leave it cleaner than you found it.
Unfortunately, one landlord’s “reasonably clean” is another’s “below standard”, and that’s where an experienced Melbourne-based end-of-lease cleaner like Host Movers can help.
Note, this is a general guide to the Victorian rules rather than legal advice.
Longer than most people expect. A studio usually takes two to four hours and a three-bedroom house four to seven, with a full breakdown of tasks and inclusions provided above.
A place that looks pristine when furnished often hides dust and dirt in cupboards and behind large items, and that’s where the hours go. How long yours takes comes down to the size of the property, how long it’s been since the last deep clean, whether there’s carpet, and the state of the oven and the bathrooms.
Usually yes, but check your rental agreement to be sure. A professional cleaning clause may apply if the property was professionally cleaned immediately before you moved in and you were told about it, or if professional cleaning is genuinely needed to return the property to its original condition allowing for fair wear and tear.
Just be realistic about the time. The oven, the shower grout and the window tracks are where the hours disappear, and they’re the first three things an agent looks at. What you’re paying us for isn’t a standard you can’t reach yourself; it’s the time back and the freedom of not having to think about it.
Yes, in every quote, across every carpeted area of the property. It isn’t priced per room and it isn’t added on afterwards.
Yes. Furnished places take longer, because everything has to be cleaned around and underneath. Tell us what’s staying in the property and we’ll factor it into your quote.
Because a “from” price is usually the smallest property in the best condition, before anything gets added. Carpet, wall washing, windows, furnished properties and extra bathrooms are often priced separately, so the number you start with is rarely the number you pay.
Yes. Host Movers holds $10M public liability insurance. We take every precaution to avoid damage to the property, but the insurance is good additional protection in case something goes wrong on the day.
Yes. You don’t need to book a removalist with us to book a clean. Book whichever parts you need.
Not as part of the standard clean, but because we’re removalists, we do have space in the truck to dispose of furniture and hard rubbish for you.
Show us what you need us to take away for you in your walkthrough video, and we’ll price taking it to the council tip in with the clean. If you need an item delivered elsewhere instead, let us know and we can organise that for you too.
Yes, including Sundays, which helps if you’re moving over the weekend and need the place ready for a Monday morning exit inspection.
Saturday rates are the same as weekdays. Sundays and public holidays carry a surcharge, and we’ll confirm it with you when you book.
No. Let us know how to get access and we’ll take it from there. You can leave a key with us and, when we’re done, we can even drop it back to your real estate agent’s office to save you an extra trip.
